LOCATION: Palermo Palm Springs is on North Indian Canyon Drive, near San Rafael Road, in Palm Springs, California, 92262.


SIZE: Currently, 117 residences are part of the association, not including six model units completed. Total build-out is 211 condos.


MAKE UP: Two bedroom and one bedroom residences, with garages or carports. Seven floor plans.


GOVERNANCE: Palermo Community Association board of directors. Five elected members.


HOA MONTHLY DUES: $294 in 2014 ($294 in 2013, $294 in 2012, $268 in 2011 and $241 in 2010).


COMMUNITY MANAGER: Euclid Property Management.


AMENITIES: Two swimming pools, two spas, clubhouse with full kitchen, and fitness center. Gated.


AMENITIES NOT YET BUILT: Dog park, tennis courts, third swimming pool and spa, and commercial retail space.


PRIVATE YARDS: All residences have private yards, some with private pools or spas.


BUILT: 2006 and 2007.

Repainting of Palermo nears completion

The HOA is repainting all of Palermo’s 117 town homes and villas. As of late January, most of the two-story homes have been completed.


The clubhouse, pool buildings, pool fences, front and other gates, front doors, utility closet doors, garage doors, carports and fire hydrants are being repainted. The trim around the aluminum yard walls of the villas also will be repainted.


The six model units in the undeveloped area (which aren’t part of the HOA) were repainted by the company that owns them, not the HOA.


The paint crews, generally, are following the five built phases of Palermo, one to five in that order. The phasing maps are below. They were on Phase 4 as of late January. Phase 5 is the one-story area.
